Repairs make sense while the membrane, insulation and deck are still sound. Replacement is the right call when the core cuts come back wet across large areas, when seams are failing faster than they can be re-welded, when a metal roof is rusted through at the fasteners and laps, or when the roof has already been recovered once and cannot legally take another layer.

Age matters less than condition. We have replaced ten-year-old roofs that were installed badly and kept thirty-year-old roofs going with a coating. Our inspection tells you which one you have, with photos and moisture readings, so the decision is based on the roof, not a sales pitch.
